The Site The red tower and flagpole mark the entrance to Bayshore Garden Village. The unique and beautiful seventeen-acre parcel on Bayshore Drive consists of ten acres of lakes and preserves areas and seven acres of vacant buildable land not far from downtown Naples. The Collier County Redevelopment Agency is the current owner and a Planned Unit Development is registered over the property, see the diagram below. Tracts A & C of the figure below represents the buildable mixed-use area and the remaining ten acres should remain accessible to the general public to enjoy. The proposed cultural arts center is not currently a viable option because of a lack of interest from performing arts agencies. To avoid the lengthy process of amending the existing PUD, I propose that Tract A be developed as a village within the parameters as set out within the existing PUD.

! !! Above: The commercial area of shops and offices on Bayshore Drive.! The commercial parcel represents the village square. It is the heart of the village and is both directly accessible to passing motorists and pedestrian consumers and within a short walkable distance from the homes and the ALF.

The residential parcels comprise five pocket neighborhoods, each consisting of eight separate cottages. The communal space between the cottages is heavily and beautifully landscaped to create a sense of living in a garden on the edge of the lake, hence the suggested name, “Bayshore Garden Village.”

The aerial view of the village in the figure above shows the access road leading from Bayshore Drive on the left leading directly to the commercial center or village square and then on to the five peaceful residential pockets and Assisted Living Facility. An alternative access road leads to the homes from Parcel C at the bottom left of the diagram.

! The four types of cottages that make up a pocket are built with concrete block construction on the first story with a framed up second floor. Most have a front porch that builds community and a more private back porch. The pocket neighborhood concept keeps utility and roadwork to a minimum that translates into lower sale prices.

Above: Notice the three pockets of 8 cottages each at the water’s edge with direct access to sailing and canoeing activities and the Assisted Living Facility behind. These facilities are available to all the villagers within a short and pleasant walk. Few developments offer the amenities that are available in this proposal. Pocket neighborhoods provide affordable homes and develop friendships and true community. The surrounding preserve and lakes provides wonderful recreational opportunities at one’s doorstep and a sense of oneness with nature. A short walk to the village square provides shopping, dining as well as office facilities above the retail.

The intimate setting of the village square is situated within a five-minute walk from every home. Downtown Naples is only two miles way! True old-time community living has returned to the USA!

The 48 unit Assisted Living Facility provides a rare opportunity to live in a small village surrounded with lakes and gardens and within a short walk to the commercial area.
