2) Other Charges Statutory Levies / Charges The Stamp Duty and Registration Charges shall be borne and paid by the applicant. Any other Duty, Cess, Charges levied by a competent governmental authority at the time of possession shall be borne and paid by the applicant as and when applicable. Any charges in respect of installation or connection of Gas and/or Electricity in the Unit shall be borne and paid by the applicant. Addition / Alterations/ Modification/ Elimination in the Civil Work Any changes viz. addition, alteration, modification and elimination in the civil work requested shall be made subject to the approval of the Developers M/s. Abhireet Enterprise Pvt. Ltd., and on extra payment of such change which shall be determined by the Developers and has to be paid 100% in advance. All the payments are to be made in favour of M/s. Abhireet Enterprise Pvt. Ltd.,through Cheque / D.D. payable at Surat or Navsari.

3) Other Terms and Conditions a) The Developer reserves the right to reject any application made for booking if deems proper. b) Under Upfront Plan, the Unit shall only be allotted on receipt of 100% payment and completion of the formalities. c) Under Construction link plan, the Unit shall be considered allotted only on receipt of the full booking amount.

e) The Developer reserves the right to cancel the unit if client will not get the approval for housing loan within 45 days from the date of booking. f) In case of Cancellation Rs.10,000 will be forfeited. g) The Customer can even apply by availing housing loan; the standard loan schemes are available for the project. The information on standard loan schemes would be made available. h) A Customer availing loan apart from the standard schemes shall have to get the payment schedule approved from the Developer. i) Transfer: The transfer of Units shall be allowed only after the completion of full payment and all the formalities. The Transfer Price shall be decided by the governing body till such time, Rs 10000/- per Unit have to be paid and the funds will be credited into sinking fund. Transfers before the completion of the project are subject to approval from the Developer. j) Possession Schedule: The possession shall be subject to occupation certificate from authorities and on receipt of 100% of the Unit Price from the applicant. k) No Additions and alterations are permitted which affects the elevation and or/ endanger the structural system i.e R.C.C colums, beams, slab, and load bearing walls etc. even after possession for all the times to come. l) The specifications given in the materials to be used may vary from Unit to Unit based on the availability of such material at the time of construction. e.g. Variation in flooring material, shade , size and levels in glazed tiles and ceramic tiles. m) The price/payment schedule are subject revision/withdrawal at any time without notice and at the sole discreation of the company. n) The Developer shall have exclusive rights to change, expand or revise or abandon altogether, the scheme or part of the scheme or any details therein including specifications and make one more sub-division/s of any Unit or combine two or more Units of the scheme, merge common passages/corridors/roads with Units wherever feasible, change the size and/or location of the common plots/construction in common plots//roads/entrance or the scheme, add one or more building/s and/or floor/s/ basements, change floor heights, remove common plot/s altogether, etc. whenever and wherever admissible under the rules or laws and all such changes, revisions, expansions, sub-divisions and/or combinations, additions, deletions, removals, etc., shall be binding to all. o) The Developer shall not be responsible for provision or ensuring provision of water or drainage that is provided by Municipalities/Panchayat to the Units. p) The Developer ensures that it has obtained all necessary permissions / approvals from the concerned governmental bodies to develop the project. It also represents that in case any permission/approval, which becomes necessary and in case where it has not been sanctioned by concerned authority, The Developer will refund the entire amount paid by the applicant within one-month period. q) All disputes shall be subject to Surat jurisdiction.

d) The Developer reserves the right to cancel the booking of any applicant on non DISCLAIMER: Developer shall have exclusive rights to change, expand or revise or abandon altogether, the scheme or part of the scheme or any details therein including specifications and make one more sub-division/s of any Unit or combine two or more Units of the scheme, merge common passages / corridors/roads with Units wherever feasible, change the size and/or location of the common plots / construction in common plots/roads/entrance or the scheme, add one or more building/s and/or floor/s/ basements, change floor heights, remove common plot/s altogether, etc. whenever and wherever admissible under the rules or laws and all such changes, revisions, expansions, sub-divisions and/or combinations, additions, deletions, removals, etc., shall be binding to all.
