REPORT OF DEFICIENCIES

ELECTRICAL SYSTEM This home is equipped with a 100 amp, circuit breaker type, service panel. The interior of the panel was inspected for adequate circuits, deficiencies, and hazards. All electrical deficiencies, if any, will follow. All circuit breakers should be exercised, turned off and on, annually to ensure proper working order and for safety reasons.

There are no smoke alarms in the home as required. Recommend installation of alarms to meet code requirements.

December 16, 2015 Page 3 of 10 Smoke and carbon monoxide detectors should be added as needed per code. All smoke and carbon monoxide detectors should be replaced every five years to ensure proper working order.

HEATING SYSTEM The furnace or it components is in the middle of its projected life. All furnaces need to be cleaned annually to ensure proper working order as well as to ensure the unit operates at maximum efficiency.

INTERIOR At the time of the inspection the home was occupied. Please be aware that our view of the interior was limited and not all areas could be viewed. All conditions should be verified at the final walk through when all items are removed. The dishwasher was inoperable/leaking at the time of the inspection. Repairs/replacement is needed. There are laminate floors in portions of this home. The seller should be consulted for more information as to where they were purchased or who the manufacturer is so that instruction for care can be obtained.

The exhaust fan(s) in the bathroom(s) is/are dirty. Exhaust fans need to be cleaned periodically to ensure proper working order, premature failure caused by stress, and moisture buildup/mold growth in the area.

The oven/burners failed to operate at the time of the inspection. Repairs/replacement is needed. A qualified technician can be contacted for repairs. The locking mechanism for the sliding door is not operable. Repairs are needed.

December 16, 2015 Page 5 of 10 There are moisture stains (past or present) around the windows located in the bedrooms.This may be from flashing issues, siding problems or a failing roof. A qualified contractor is needed for further review and repairs as soon as possible.

The faucets throughout this home are original or aging. Please be aware that repairs will be needed to prevent water waste and damage. Repairs/replacement should be anticipated.

There are stained/worn sections of the carpeting noted throughout this home. The carpet will need to be replaced as a result. A qualified contractor should be contacted to discuss options and cost of repairs/replacement.

December 16, 2015 Page 7 of 10 There are moisture stains present on the bathroom ceiling. There appears to be leaks from the above unit. Further investigation by a qualified plumber is needed. (Both Bathrooms).

The interior of this home is in need of general repairs at the walls, floors, ceilings, fixtures, and outlets. Although these repairs are minor in nature, it is our recommendation that they be done prior to occupancy to prevent them from being forgotten. The shower diverter in the bathroom does not function as it should. When the shower is in use, water continues to leak from the spout. Please be aware that this is a large amount of water and gas waste over time. Faulty diverters also lead to tile damage and leaks which can be very costly. These issues start very slowly and progress quickly. Repairs should be made prior to occupancy.

There are openings and gaps in the tile work in the bathroom shower. Caulking and grouting is needed now to prevent moisture penetration, damage, and mold growth. Repairs are needed now and maintenance in this area is needed periodically.

That will result if the toilet leaks. A qualified contractor/handyman/plumber should be contacted to discuss options and cost of repairs.

December 16, 2015 Page 9 of 10 The washing machine/dryer should be configured with a drain pan beneath it to limp it the risk of damage to the interior space and finishes below in the event of failure.

There is a large amount of lint build up in the laundry room that suggest the dryer vent is clogged or disconnected. Repairs/maintenance is needed now and every year thereafter to ensure proper exhaust and to prevent the vent from being clogged with lint, which can be a safety hazard.
