Homeowners #31 Guest: Tool Time Construction/ Efrain Sandoval Call to Order The following are the minutes of the Hampton Court Homeowners Association Board of Directors Meeting held on Wednesday, September 19, 2012 at Association pool area. The meeting was called to order at 7:05 p.m. by Tony Alvarez, Board President. Homeowners Forum -#31Reported break in to garage; stolen items; police were called onsite. Request for additional or change in Patrol One security to ride through community between 4:30am – 6:30am; early morning hours when crimes may incur. -Board was in consensus to discuss the change of the community gate code due to recent burglaries. -Board noted they have discussed security cameras; per Mgmt. suggestion, possibly, begin with placing at back gates. -#53 Shared concern; homeowner kicks dog waste off grass area to bring attention to problem with some dog owners not picking up dog waste when in community.

Tool Time Construction/Vendor for Block wall Project: -Board discussed block wall project; Contract questions; board provided some insight received from Association Attorney regarding insertion of potential changes in contract. Discussion included construction crew timelines, work hours, onsite protocols and coordination of change orders by Association Board of Directors. -Board/vendor discussed the sidewall which is separate from the block wall spine is homeowners responsibility, will need to support a contract for share of cost; Mgmt. to mail support letter to impacted homeowners only. -Vendor presented block wall example. -Vendor to verify with City if building permit is needed for block wall project. -Vendor provided update trash enclosure project at completion (with exception of the rubber trim to complete). Approval of Minutes  The board reviewed the minutes from the August 15, 2012 Open Session Meeting. Tony Alvarez motioned to accept the minutes, second by Rina Santora, with all in favor. Motion carried.  The board reviewed the minutes from August 15 2012 Executive SessionMeeting. Tony Alvarez motioned to accept the minutes, second by Penny Bobier, with all in favor. Motion carried. Special Budget Meeting Minutes-Table for next meeting discussion Financials- Kevin Wortman

MOTION A motion was made by Kevin Wortman, second by Tony Alvarez to accept August 20, 2012 Financials; all in favor. Motion carried unanimously. -Updated: Board consensus is to approve Association Budget Financial Committee update- IRS Ruling (Annual Election) - Membership Approved at Annual Meeting that was held in March 2012 MOTION A motion was made by Tony Alvarez, second by Penny Bobier to approve IRS ruling with resolution for Robert Owens/CPA at cost of $760.44; all in favor. Motion carried unanimously. Delinquencies- No Status updates OLD BUSINESS President’s Report: -Landscaping The board will schedule Landscaping property walk contingent on Carlos/ contact; tentative dates are October 5th or 6th, 2012 at 8:30am. -Pool Maintenance Association pool is at good maintenance level; potential small leak in pump room area (repair will be revisited in November and/ or spring season. -Pool Iron Fencing- Table general discussion for next meeting More immediate attention needed on back fence; Mgmt. will take pictures and will handle if fence may potentially fall if within board authorized budget of $500.00. Letters to homeowners Mgmt.: Provide letter for block wall project for Share of cost responsibility for sidewall (separate from block wall spine HOA project) to eight (8) identified homeowners.

The general homeowner’s forum closed at 7:44pm and reconvened at 8:27pm.
