INTRODUCTION TO GRAND BAHAMA ISLAND

Grand Bahama Island is one of the northern most islands in The Bahamas, and the closest major island to the USA sitting just 60 miles off the coast of Florida. The local currency is the Bahamian dollar (B$ / BSD) which is usually equal to the US Dollar and the US Dollar is widely accepted. Grand Bahama’s economy is majorly contributed to from tourism and its financial center, there are benefits to having a business or investment on Grand Bahama, one being that it is a tax haven. The weather is generally pleasant year round with humidity often compensated for by the trade winds that pass through from the Gulf Stream. The rainy months of the year are June through to October and rainfall is mainly heavy but short. Temperatures normally range between 65-75°F in the winter and 80-90°F in the summer The Bahamas gained independence from Great Britain in 1973 since which the country is run by a public appointed government, which is currently headed by Prime Minister Rt. Hon. Perry Christie of the PLP Grand Bahama Island has an excellent infrastructure, general utilities are in abundance and the telecommunications are directly hard wired to the US providing superb digital services. The island is approximately 500 square miles; 96 miles long from east to west and has a population of around 50,000 people.

FRACTIONAL OWNERSHIP AT LUCAYA GARDENS

Why fractional? Do you live in your vacation home 100% of the year? So why pay for 100% of the property, 100% of the maintenance and 100% of the utilities. Fractional ownership alleviates the financial weight of owning a vacation property. It also allows you to purchase a higher specification property than what your budget would normally allow. Fractional ownership is different to timeshare whereas your fraction is a deeded title, which you can buy, sell, bequeath etc. as you would with any 100% freehold title. You also benefit from property price increase over time, whereas timeshare is a set period lease which expires and decreases in value as this lease runs out. Any unused portion of your allowance that you do not use can be, if you so wish, entered into a rental program which may cover your annual outgoings. This is organised by the in house management company taking out the stresses and pressures of all that comes with renting your condo. Organising housekeeping, arrivals/departures, deposits etc. tending to all your guests needs. REMEMBER! As quarter owners you only pay 3 calendar months of overheads per annum. Also we can offer, along with your share of a condo, a share in a mid-sized center console T-Top boat which would enable you to have use of your boat the months that you have use of your condo.

On-site Management Condos It can be difficult for an owner to deal with any preparation or unforeseen issues when hundreds or even thousands of miles away. Lucaya Gardens Management (LGM) will be on hand when you cannot be, to arrange for the cleaning of the room you just had your friends stay in, to have the fridge stocked for your arrival, to meet and greet guests. These are just a few of the things that can be undertaken. They will have as much or as little input as you, the owner, wishes. They are there to oversee maintenance of the property and its grounds, arranging pool cleaning etc. and if you choose to opt into the rental pool scheme, they will organise the letting of your unused time at Lucaya Gardens and dealing with all that goes with it. Boats If you decide to purchase a fraction of a condo which includes the boat then there is the added responsibility of care and maintenance of that. LGM will again be there to take this responsibility off your shoulders. when you are. A log will be kept of the time each shareholder has used whilst on island and this will be charged at an hourly rate agreed upon by the owners, this will go into a fund solely for the maintenance of the boat, it will have an annual service if required and anything that needs to be taken care of, will be funded from this pool and will be overseen by the management. Also there is the added bonus of security of the boat when none of the shareholders are on island, as management is on-site so someone will always be around. However the dock will have surveillance cameras installed for that extra piece of mind. Finish Quarter share units will be fully furnished to a high standard, contemporary design with the kitchen area being the main feature highlight of the condo with its high gloss cabinetry and granite work surfaces, which comes fully equipped down to the cutlery. That euro contemporary design flows through to the bathrooms with the cubist theme and high quality chinaware and faucets. Vaulted 12 foot ceilings with low voltage mood lighting through-out give that extra feeling of grandeur to the units. Flat screen televisions will be flush mounted to the walls in the bedrooms and the lounge area, and internet services will be available via wireless connectivity, providing the latest technology needs. Each unit has its own laundry facility with a stacked washer dryer and utility sink. Each unit will be fitted with full central air conditioning units providing comfortable temperatures day or night.

Grounds Within the complex of Lucaya Gardens there is a pool alongside the canal front for the use of all owners and guests and a communal shower and toilet available. There is the lounge/reception area for relaxing and chatting which will double for completing arrival procedure (key collection etc.) annual meetings, in a comfortable environment looking out onto the canal. Also each floor is serviced by an elevator for ease of access.

OUTRIGHT PURCHASE AT LUCAYA GARDENS If fractional ownership doesn’t fit your requirements and you should wish to purchase a condo in Lucaya Gardens as your first or second home then they can be made available for outright ownership. You still have the benefit of in-house management looking out for your interest as an extra security measure or should you need any extras organising for your arrival or during your stay. You may also take advantage of the rental pool organised by the management. The furniture package will not be inclusive of the sale price as is with the fractional purchase, but, can be included at an extra cost if required.

As a guide, the figures below represent the approximate closing costs involved in the purchase of property in the Bahamas. LUCAYA GARDENS – THE FACTS When building Lucaya Gardens, there were two criteria that had to be met over and above all, quality and strength, both very important to the success of this build. Below is some specification information so that you can understand the measures taken to ensure that this building will withstand even the harshest weather that ‘mother nature’ can dish out.  48 concrete piles 2’ into the bedrock  18” concrete beams (as opposed to the standard 6”)  ICF (insulated concrete form) wall system, 2 ½” of polystyrene inside and out filled with 6” of concrete  ICF floor system, 3” fibermesh concrete poured on top of 12” of polystyrene insulation with a formed reinforced concrete beam every 32” and 14 gauge steel joists every 16”  Hurricane specification windows and doors with multi point locking system  Steel stud framing to combat warping walls and insect damage  Very few flammable materials to prevent the chance of a fire  ICF reduces cost of cooling/warming the units  ICF proven to be good for asthma and allergy sufferers  British built construction with 35 years of experience

Insight into the Insulated Concrete Form (ICF) ICF is a system of formwork which incorporates dry stacked interlocking polystyrene blocks, reinforced steel bars and concrete which is poured into the cavity (6” in this case) which creates a much stronger structure than a wood framed build. After concrete has cured the forms are left in place as this polystyrene barrier (inside and outside the concrete) acts as thermal and acoustic insulation for the building. Also each of the blocks has an ultra strong plastic ‘web’ fixing point at 6” intervals for attaching siding on the outside and drywall and fixtures and fittings internally. Benefits of ICF compared to conventional build methods include:       

Lucaya Gardens finds itself perfectly placed for access to all areas. Situated on the canal front it has beautiful views of the waterway and marina. It is close to the ocean/canal entrance so if you fancy an afternoon fishing you can be out in open water within minutes. If you want to spend the evening in Port Lucaya then the ferry which runs from the dock behind Lucaya Gardens runs every hour on the hour up to 11pm. Also there is a restaurant in the nearby Taino Beach Resort Complex. The Fish Fry event each Wednesday evening is at the end of Taino Beach which is approx 1 ½ miles away (about 5 minutes by car).

WHAT TO DO WHEN YOU’RE HERE When you take your vacation here on Grand Bahama Island there are an array of activities to keep you busy like the water sports available to you which include:     

Or if you prefer to sit back and let someone else take the reins then you may like to take a guided boat tour, an evening wine cruise, a trip on the party boat, glass bottom boat tour or other similar excursions. There are dolphin experiences. Dive, swim and feed these beautiful mammals and share the experience in their natural habitat. You can view the island from a variation of transportation. You could take a horseback excursion and take a ride down the oceanfront and see some of the ‘outback’ nature paths, or join the convoy on a guided jeep tour.

There are 5 golf courses on the island so for the golf enthusiast there is plenty of variation to keep you occupied. Currently two courses, The Emerald and the Lucayan are under major refurbishment but The Reef at Grand Lucayan, Fortune Hills and The Ruby are all excellent courses to match any around the world.

Or if you prefer there are many beaches to relax and unwind. Also new to the island you can find Bahamas Adventure beach bar and activity center right across the street from Lucaya Gardens, with kayaks, paddle boards and a water trampoline available to all patrons. There are local shops and markets to cater for your everyday groceries and supermarkets a plenty to fill your refrigerators for the length of your stay. And when the sun goes down the fun doesn’t stop, Port Lucaya is the place to be where there is entertainment for all ages. There are shows on the main stage in Count Basie square and bars and restaurants in the surrounding locales with all different themes and cuisines. Also you can take on ‘Lady Luck’ in the Las Vegas style Treasure Bay Casino in the Grand Lucayan Resort where gaming goes on 24 hours a day, there are 400 slots and 30 game tables to choose from. On Wednesday night at Smith’s Point, Taino Beach, there is the local tradition ‘Fish Fry’ where you can go and feast on the catch of the day and then party on throughout the evening, Port Lucaya Marketplace is a five minute ferry ride from Lucaya Gardens and Smiths Point and Taino Beach are a ten minute walk or two minute car journey.

USEFUL INFORMATION & CONTACTS Travel options to and from Grand Bahama are plentiful, with airlines running daily services from a number of cities around the US and flights coming in from Canada and other Bahamas family islands regularly too. American Airlines alone fly 4 or 5 flights a day into Freeport from Miami which is the gateway to the world with flights coming in from all over the US, the UK and all over Europe every day. Another way to reach the island are the cruise ships coming over from Florida, either the Fast ferry Balearia or the Grand Celebration sailing every other day.
