NAVIGATING THE OWNER PORTAL Hello, and thank you for selecting Truckee Meadows Property Management to manage your rental property.
One of the benefits of working with our company is your Owner Portal. Any time you’d like to look at (and download!) financial information, contract documents, property photos, and other items, your Owner Portal is available to you – 24/7!
To help acquaint you with our cloud-based records system, we’ve prepared this guide. Please don’t hesitate to ask us, though, if you need any assistance locating a document, or if you have any questions at all.
First things first… Logging in to your Owner Portal is easy; you can do it right from our main website, on the home page. Just go to www.TruckeeMeadowsPropertyManagement.com or www.TMPMrentals.com. Both URLs point to our website. About half-way down the page, you’ll see the owner sign-in button (below). Click it once.
Next, you’ll be taken to a sign-in screen (below). On that screen, you’ll enter your email address and the password you chose the first time you logged in to our system. If you don’t know your password, just send us an email (
[email protected] or
[email protected]), and we will re-set your account and email you a temporary password.

Once you sign in, you’ll be directed to the “Financials” page (below). You can do a number of things here, and we’ll walk you through a few of them. Please notice that your name appears in the upper right corner of this page, and your property code appears under “Property Account.” Immediately above your property code, you’ll see that the default selection for your accounting information is set to “Cash basis.” You want to be familiar with this default setting, as you’ll need to switch to “Accrual basis” to download and view paid invoices.

Below our TMPM company logo, you will see a line of links for: Financials, Rental owner ledger, Documents, and Requests. Since we’re already on the Financials page, let’s explore it, first.
FINANCIALS You’ll notice that your property code on the image above appears in blue. Anything in blue on the Owner Portal site is a “hot link” to additional information. If you click on your property code from the above page, you’ll get a screen that shows the last 3 months’ financial activity (below). You can change the settings to either expand (more months) or contract (fewer months) the information you see.
All the individual entries on this page that are shown in blue, link to more detailed information. For example, on this property you’ll see we paid a utility bill in July. If we click the amount of $52.35, this is what we see next:

In the image above, you’ll notice that the default setting of “Cash basis” is checked. The second (smaller) arrow shows where you’ll always look for uploaded invoice copies. If there isn’t a paper clip in that space immediately to the left of the payment amount, then change your setting on this page to “Accrual basis,” and then click “SEARCH” (above and to the right of the cash/accrual setting). Now that we’ve changed the setting to “Accrual basis” we see a paperclip image to the left of the payment amount. This is a link to the PDF file of the paid invoice. (See below)

Now, let’s go back to the “landing screen,” and take a look at some of the other things you can do while navigating your Owner Portal. Just click “Financials” immediately under our logo. Here we are (below), back at the landing page you reached when you first logged in. Immediately to the right of the “Financials” tab, you’ll see a tab for “Rental Owner Ledger.” Click that, and you’ll see a breakdown of all payments we’ve made to you, and all payments you’ve made to us (owner draws and owner funding). It looks something like this:
DOCUMENTS Just to the right of the tab for “Rental Owner Ledger,” you’ll see one for “Documents.” When you click that tab, you’ll see a list of all documents (except paid invoices, which are stored elsewhere and accessed as described above) associated with your property. This is where you’ll find copies of the Property Management Agreement, Lease Agreement, Property Photos, Inspection Reports, and the like. On the image below, we’ve hidden the property code, but you can see what the list of documents looks like. Each document is in blue, which means that when you click it, you’ll be downloading that document.

To the right of the “Documents” tab is a tab entitled “Requests.” A screen shot of that page is below. This is where you can view any pending requests you’ve made of us, or send us a new request. For new requests, just click the “Add Request” button. Any request you send from this page will go straight to both Judy’s and Sarah’s email. As always, you can expect prompt action from us on any request.

REPORTS From any page in your Owner Portal, you’ll see another link we want to show you. It’s called Reports. That link appears at the top right of nearly every page in your Owner Portal (see below).
Wow! Clicking the “Reports” link opens up a world of information to you (below). You can run financial reports on your property for any period of time, view both pending and closed work orders, view your tenants’ payment status, and charges to their account, get a list of all payments made to a specific vendor (or vendors), and much more!
