Solid Book on RE Investing, but No Table of Contents on Kindle Version is Annoying By Cape Codder I came across this book in reading the book "Investing in Duplexes, Triplexes, and Quads: The Fastest and Safest Way to Real Estate Wealth" by Larry B. Loftis, which I also recommend. I am about 1/2 way through reading this book (ch. 10) and so far I have really enjoyed it. I tend to be less critical on book reviews than other people since I am happy if I can come away with one great idea that can make me hundreds/thousands/millions of dollars from a $10 book. I've read a lot of real estate books and so far this one is one of the better ones I have come across for getting into the thought process of an investor. Through the 1st half of the book there hasn't really been any information on the #'s behind deals which is one of the most important parts of RE Investing (cash flow and appreciation being the 2 key objectives of RE investing), so this is not the only book you should ever read if you want to be a great RE investor, but overall good book to see the perspective of somebody who has been a successful investor over a period of decades in addition to also being a student & professor of the RE industry in general. I am a CPA and work at a large Real Estate investing company, so I have a tendency to focus more on the #'s behind the Real Estate deals (Cash Flow, Return on Investment, Cap Rates, Gross Rent Multipliers, Cash on Cash return, NOI, etc.). If you want to learn strictly about the numbers, then I would recommend reading "What Every Real Estate Investor Needs to Know About Cash Flow... And 36 Other Key Financial Measures" by Frank Gallinelli. The book starts off as a basic introduction to Real Estate and progresses with a lot of interesting stories based on Dr. Schumacher's own investing experiences as well as those of others in the investing world. He has an interesting take on investing since his strategy is on buy and hold rather than just quick appreciation like most of the get rich quick "guru's" are always advocating. Because he is focusing on holding the investments, he gives interesting info on how to study a market and different trends so that you can buy in advance of the growth of an area. The updated commentary for the 21st Century from Steve Dexter has been a solid addition to the book. Dexter's commentary is all in bold throughout the book, which makes it easy enough to differentiate between the 2 authors. I especially like chapter 8 which was written by Steve Dexter, as it is a full chapter of links that he uses for his research and his explanation on how to use them in your investment research. These will be very useful for me since there are a million sites out there to choose from. Side note: The kindle version of this book is frustrating since there is no table of contents. This is a book on Real Estate which is to be used as a reference manual in which you flip to whatever topic you need to learn about, unlike a novel. I don't want to sit here scrolling through 7,814 locations every time to find info on a particular topic.
I found that a good way around this is if you bookmark the first page of each chapter. Your bookmark saves the first line of each page, which in this case includes the chapter # and the chapter's title, which is at least similar to having a table of contents.
