Introductions of both the 2017/2018 Board Members A. Everyone present at the meeting introduced themselves

Resident Comment (for items not on the agenda) A. Wes wanted to bring up hunting. How can we appeal bowhunting. Spirit of the covenants is no hunting. Propose to a change to the membership. Add to the survey for next year. A guideline should be put into effect. B. Steve Siegfried wants to ask about board and ARB position to act on covenant violations. Do board members turn a blind eye to complaints. The answer is no. C. 9195 Armadillo Drive/Gray Fox complaint by Stephen Siegfried that their is an unregistered car and a pile of junk. D. Are the new board members here. Yes E. Paul concerned about a fence for criteria, sq ft, height, materials. F. Paul wants to make sure what is the wildlife corridors are preserved G. Whats going on with the firehouse. It did not pass. It will be up to the 2018 board H. Paul was concerned that the small turnout that at annual meetings can change bylaws and rules and regulations. I. Are homeowners told about our covenants.

Approval of September 12, 2017 Board meeting Minutes A. Sue S moved that the board minutes be approved. Theresa seconded and passed.

EMHA Board Meeting Joint Meeting of 2017/2018 Board of Directors November 30, 2017 6 pm A. Peter wanted to thank anyone for all their hard work on the covenants. We can still get signatures We need to follow the law but can not enforce the violation of the covenants. Who is going to mow the ball field. Thank you to whomever got rid of the down tree at the ball field. B. Any future covenant proposals will have a yes or no. Not just the yes’s C. It would be nice to do an online process D. Covenant 22- Every ten years we can look at the covenants can be extended for ten years unless by written agreement to get rid of covenants E. We need to sell the properties. Since we can not maintain the insurance costs and weeds spraying F. If the HOA is done away with, liens will be put on everyone in the hoa. V.

Budget Approval and Discussions A. 2017 budget through today 11/30/17-we are not in terrible shape B. Spent over 10k, we need to pay Colorado Secretary of state for filing of HOA, we need 18 people to pay their dues. We have over 8k in our accounts C. Theresa approved the budget and Sandi seconded. Approved and passed

Change in Dues Collection Discussion A. January to December was approved to change the dues collection. We need to get the Bylaws to the county so we can be official.

Vice President Sue Schrader was nominated for the office of Vice President All 2018 Board Members voted to elect Sue S as Vice President C. Treasurer Jason Davis was nominated for the office of Treasurer All 2018 Board Members voted to elect Jason. as Treasurer D. Secretary Sandi Hill was nominated for the office of Secretary All 2018 Board Members voted to elect Sandi as Secretary

2018 Budget Planning A. Will look at in January Christmas Light Judging Contest-Date and Judges- Dec 20 A. Only those who pay dues can win B. Holly is a Judge Schedule 2018 First Quarter Board Meeting A. We will meet the second Thursday from 6 to 8 at the library for future meetings
