Plese give your reasons and, if objecting, please indicate what changes you are seeking or what would be your preferred alternative approach or option for allocation. This site is NOT suitable for residential development because: The north eastern end of the site is subject to groundwater flooding. TWO pipelines cross the site: a GPSS petroleum pipeline and the pipleline that took effluent from AWE Aldermaston to the Thames at Pangbourne. The latter contains radioactive residue, albeit low level. These pipelines would both constrain development of the site and make it unsuitable for residential development. Development of the site would negatively affect the view into Theale from the North Wessex Downs AONB and would negatively affect the view of the AONB from Theale. Development would therefore be detrimental to the setting of the AONB. The site was regarded as of high landscape quality in the previous Local Plan and was designated an Area of Special Landscape Importance. The northwest corner of the site is adjacent to the parkland around Englefield house. The parkland would be negatively impacted, contrary to policy. The site was deemed unsuitable for a doctor's surgery by planning officers and by a planning inspector at appeal. There are major traffic and parking problems in The Green and surrounding roads caused by Theale Green School students, their parents, and school buses )many double-decker).The local sewage infrastructure is overloaded. Some homes in The Green could have major new housing developments to both their front and their rear if both this and that at North Lakeside are developed.
