KEY SELLING FACTORS LOCATION
Location plays a big factor when buyers are looking at buying their next home. Think about the type of neighborhood your home is in, is it close to shopping and other recreation areas? Is it in a great school district? A convenient location is a requirement for many young homebuyers.
CONDITION OF HOME
You may need to make upgrades or repair cosmetic defects because homebuyers may not be able to get past the look of an outdated home. Think of making minor upgrades to smaller amenities if you want to save on cost such as lighting fixtures. In the long run, the money you spent here can potentially be made back by getting your full asking price. Ask your agent if you think something is needed.
MARKET CONDITIONS The market can ultimately affect your sale price more than location and condition of the home. The market works in the same fashion as normal supply and demand. When there is more supply, more houses on the market, you can't ask for a higher sale price. However, when there is less demand, fewer houses on the market, you can ask for a higher sale price.
COMPETITION It's important to compare how much your home compares to other homes on the market. Given you have made necessary upgrades and have priced competitively, your home should sell in no time!
