WE NEED YOUR HELP TO PRESERVE OUR NEIGHBORHOOD Since its inception in 1992, the Mission Hills Association has been working diligently to monitor development of the mountain areas adjacent to Mission Hills, Piedmont Hills, Ridgecrest Estates, etc. Twice we have advocated for the preservation of the mountainside above the east side of O’Keefe Dr. and have prevailed. Plans to develop that area are again going before City Council on August 19, 2014. The plans call for the construction of 60 townhouse units on this site. Some of the concerns expressed by Mission Hills residents are: 1. This area was designated by our El Paso City Council as an area to be preserved in the Plan El Paso approved in 2012. We do not favor building on the steep mountain slopes. 2. The construction of high density townhouses in an area of low-density housing is not in keeping with the character of the neighborhood. 3. Increased traffic flow on O’Keefe will detrimentally affect the intersection of O’Keefe and Stanton and the safety of the Mission Hills Park area. 4. There will be only one ingress/egress point for this area and that will be from Bacerac Street. I am concerned that this street is too narrow for the developers’ needs.
5. The existing homes on O’Keefe, Las Vegas, and Stanton St. could be detrimentally affected by additional run-off created by the development of this area. During the monsoon season heavy rains already create a torrent that runs down O’Keefe and into Mission Hills Park. That drainage area has been overwhelmed in recent years with sand, gravel, and boulders from the mountain areas above O’Keefe. 6. Although this development plan has been approved by the City Plan Commission, fire and emergency services to this area could be compromised. There is concern that emergency vehicles will not be able to navigate the sharp turn from Bacerac to Metetuye or the steep grade and angles of those roads.
Although this development may not affect YOUR property specifically, its detrimental affect on our neighborhood as a whole may affect our property values in the future.
