SCOPE OF WORK per the 4-4-17 Meeting:

GENERAL: 1. Need a copy of facility assessment by TASB from NISD. 2. Need fire escape plans for all buildings from NISD. 3. Need asbestos reports for all buildings from NISD. 4. Need an enrollment & demographics study from NISD. 5. Consider P.R. Firm for Bond planning/Bond strategy for communications with community. 6. Renovations & additions only. No new campuses or buildings if these can be avoided. 7. Last bond was passed in 2004. 8. TASB E3 would like to help with mechanical & roofing. This is to be determined. 9. Enrollment has been stable for the last 8 years. 10. Construction delivery method CMAR to be considered. 11. Don’t include any work on Administration Building, turns community away from bond. 12. TASB did a facility survey as well as a deficiency report. 13. No excessive, oversized, vestibule secure areas. Consider camera systems, mag locks, etc. 14. Consider technology improvements and upgrades.

HIGH POINT ELEMENTARY: 1. Provide secured entry. 2. Campus is 10 years old. This is the newest elementary. 3. Pre-k – 5th grades. 4. 430 students. This campus is over capacity. 5. Existing cafeteria and gym will handle additional growth. 6. Provide secured entry.

7. Classroom space is minimal. Add a wing for additional 200 students. 8 new classrooms would provide 600±. (400 current capacity but no more than 800). 8. Provide restroom renovations for ADA improvements. 9. Downspouts at main entry discharge onto sidewalk. Consider storm drains. 10. Site drainage improvements at playground area. 11. Relocate playground away from drainage ditch. 12. Improve drainage at East side of campus. Water has gotten into school. Investigate if school is in flood plain. 13. Campus and playground fencing needed, (verify extent). 14. Consider playground canopies. 15. Consider ADA non-compliance upgrades at playground. 16. The East turn lane at Highway 105 is a safety concern. 17. Provide additional storage in gym. 18. VCT gym floor. 19. Provide security alarms. 20. WEBB ELEMENTARY: 1. Provide secured entry. 2. Built in 1960’s. 2006 renovations. 3. 810 students. 4. Pre-k – 5th grades. 5. Might consider making into Pre-k through Kindergarten. 6. Cafeteria is a good space. 7. Not much needed for this facility. 8. Foundation concern. 9. Has a retro-fit roof. 10. Pedestrian safety guardrails & handrails at exterior ramps & sidewalks. Verify. 11. Provide safe & efficient queuing at parent drop-off/pick-up area. 12. Provide safe & secure access to new updated playground area. 13. Consider additional on-site parking. 14. ADA non-compliance upgrades. Verify. 15. Investigate erosion on South side, Northeast side, and playground area.

OLD WEBB (DAEP): 1. Provide secured entry. 2. Built in 1984. 3. Workforce solutions, DAEP (Disciplinary Alternative Education Program), and Head start programs are in this building. 4. Consider pre-k – 6th grades conversion. Rooms do not have restrooms. North halls are unused classrooms & storage rooms. 5. All windows are plexi-glass and need to be replaced. 6. Terrazzo flooring in the kitchen is in good condition. 7. Existing kitchen ceiling grid is corroded, there are ceiling leaks. 8. Building has no fire sprinkler system. 9. This building has a chiller but it is non-operational. All rooms have window units. 10. Room 27 is the SSC office. 11. Rooms 18,19,20, & 21 are DAEP. 12. Rooms are approximately 22’x38’. 13. There are numerous roof leaks. 14. Power to the building is not adequate to handle additional I.T. loads.

3. Cafeteria seats approximately 396 students. 4. Pre-k – 5th grades. 5. Generally speaking the building materials are in good shape. 6. Consider exterior improvements to improve the building image. 7. Corridors have 6”x6” ceramic floor tiles and are in good condition. 8. Corridors are 8’ wide. 9. No gym or stage in this facility. A stage is needed. 10. Consider a new addition to accommodate about 200 more Pre-k to 5th students. 11. Consider upgrades to life safety system (fire alarm & sprinkler systems). 12. Consider replacing existing roof with new roof (existing roof is a low slope membrane system). 13. Consider ADA non-compliance upgrades. 14. Restrooms are questionable on ADA compliance. 15. There are humidity issues in the library/media center. 16. Classrooms 208, 210, 212, & 214 have roof leaks. 17. Provide new administration offices with new addition. 18. Consider new pick up and drop for queuing solutions that may include a new drive & parking area. 19. New covered access to existing gym. 20. Consider renovations to the existing rock gym. 21. OLD INTERMEDIATE GYM: 1. 1980’s or 90’s construction. 2. Has exposed concrete floor. 3. Consider new gym lights. 4. Consider installing new sports court flooring & new bleachers. 5. Building will remain a community gym or storage and maintenance if the existing rock gym is converted into a playable gym for the community. 6. Remove 2’x4’ ceiling grid that follows the slope of the roof (not many leaks). 7. Existing girl’s locker room is used by the soccer team. 8. The locker room on the East side was turned into a staff workout facility. 9. Consider leaving the staff workout facility and renovating the existing locker rooms into new. 10. Repair the roof leaks at the low roof, (the high roof appears okay). 11. Upgrade all spaces to be ADA compliant. This will include restrooms & showers.

BROSIG AUDITORIUM: 1. Built in 1950’s. 2. Approximately 900 seats. Used by community for concerts & funerals. 3. Provide maintenance upgrades. 4. Provide electrical upgrades. To be determined.

The existing seating will remain. 23. Provide new sound equipment. 24. Renovate dressing rooms. 25. Consider options to add more storage space. 26. Provide fire exit signs. 27. Restroom partitions in poor condition. 28. Stage to be refinished. 29. Poor acoustics. 30. Foundation to be stabilized.

ROCK-CONCRETE GYM: 1. Built in 1930’s. Renovate gym to become gym for Brule elementary. 2. Clean existing concrete & rock exterior. 3. Install new windows. 4. The West side is locker rooms, there are also locker rooms in the basement. 5. Consider removing the existing South addition and reconstruct the original entry.
