WOODBINE TOWNHALL MEETING Jerome Township Hall April 5, 2016 Total number of Lots represented: 18 Lots Pulte Homes purchased Woodbine from the Woda Group and is actively finishing section II of the community. Tammy Seitz, Community Association Manager and Jennifer Cooper, Client Relations Director for Associa Real Property Management discussed the transition process and the association stands today. Tammy spoke to the homeowners and stated that both Pulte and Associa are well aware that the homeowners in Section I are very concerned with the loose ends going on with the previous developer. She stated that overall, these must be worked through with the Woda Group and not Pulte Group. As the homeowners expressed their frustration and concern, she stated that Pulte and Associa understand the frustration and that the situation is not a good one. We wish there was something that could be done on our end, however, these are issues that must be addressed with the previous developer, the Woda Group. If Owners have concerns they must address the Woda Group directly. Jennifer discussed the benefits to the homeowners through Associa Real Property Management including the Woodbine Website coming by the end of April, Associa Advantage which provides homeowners with discounts through many nation partner vendors, ASK (Associa Supports Kids) offers sponsorships of up to $250 for any sports teams that children of the HOA may play for, and National Night Out community event sponsorships. Nick Elmasian, an owner in the HOA, discussed his research of the issues to the homeowners as he is very familiar with the open issues in Section 1. He has been speaking with the governmental entities that oversee the various areas of concern. These include Gary Smith the zoning inspector of Jerome Township, Erosion Control department, the County Engineer, the City of Dublin. Some problems that surfaced:  The mounded area beside Rt 33  Viburnum planted instead of evergreens  Seeding has not been done in much of the community  Erosion Control Issues & Debris  Pulte Construction trucks moving the cones and continuing to use the streets (Woodbine Way esp.)– homeowners felt Pulte should be responsible for paving the roads in Section I when complete. o They are going too fast and it is not safe for the kids o They back into the yard at 9455 Woodbine almost daily and have created deep ruts in the yard o They have texted Jeff Thompson frequently to complain about these trucks

What are the laws about security cameras? Homeowner Sheena Schneider 614-684-8369 complaining about neighbor who has installed a security camera off the back of her home that oversees Sheena’s backyard making them very uncomfortable that her children are part of the “watch” – Tammy to contact BJG for legal opinion and email the complaint form. It was discussed that as much as Pulte and/or Associa would like to help, their hands are tied on many issues. It would best serve the residents to get together on their own and do a “laundry list” of the problems. Nick volunteered to spearhead the group since he has a good start. Homeowners that want to be involved gave their email addresses. Next steps  Tammy to share the emails with Nick  Nick to arrange for meeting room and reach out to residents to have next meeting  Nick and homeowners to meet and come up with “laundry list” of concerns  Nick will put this together and share the information with Tammy and the board  Tammy to discuss the construction truck problems and Pulte to assure compliance of non-use  Tammy to discuss legal issue of security camera and respond to homeowner
