Milwaukee area home sales increase 9.8 percent in 2013 The following information was provided by the Greater Milwaukee Association of Realtors. Home sales in the Metropolitan Milwaukee market were up 9.8% for all of 2013 compared to 2012, according to an analysis by the Greater Milwaukee Association of REALTORS®. In the 4th quarter, the market had +3.5%, -8%, and +4.2% year-over-year changes in unit sales for October, November and December, respectively. There were a total of 18,203 homes sold in 2013, compared to 16,579 in 2012. 2013 marked the first time the Greater Milwaukee market surpassed the 18,000 unit threshold since 2006, beating estimates from earlier in the year that sales would barely top 17,000 units. Prices In the 4-County market area the average sale price was up, statistically, $14,492 from 2012, $211,177 to $225,668, a 7% increase. Milwaukee County: 15 of Milwaukee County's 19 communities saw prices increase in 2013. The City of Milwaukee saw prices rise from $90,148 a year ago to $101,197 in 2013, a 12% increase. Unit sales rose in the city by 3.9%, going from 5,363 in 2012 to 5,530 this year. Waukesha County: 20 of the county's 29 communities saw prices rise last year. Prices in the City of Waukesha rose 7% to $197,273 from $183,819. The county's largest city also
had a 12% increase in sales, moving from 912 to 1,022 units. Washington County: 10 of the county's 15 communities increased their average sale price in 2013. The City of West Bend had a 15% increase in unit sales (going from 456 to 524) and a 4% increase in average sale price ($166,642 to $173,378). Ozaukee County: In Ozaukee County, 8 of 10 communities saw prices increase and the county overall had a 9% increase in prices. Impact of Foreclosures Price increases in 2013 would be more correctly explained as having occurred because foreclosures were not holding average prices down, rather than having increased due to normal market forces. In 2012, sold foreclosures comprised 12% of the market (1,981 unit sales). In 2013, foreclosures were only 7% of total sales (1,340 units), and the marketplace "pie" was 9.8% larger. Additionally, the average price of foreclosed properties in 2012 was $101,774 versus $112,091 in 2013, 10% less. The cumulative effect of: 1) fewer discounted foreclosures in 2013, 2) 2013 foreclosures valued about $10,000 more than 2012, and 3) a more robust sales environment among non-distressed properties, all gave the impression that home values rose. Many brokers have said that values at the beginning of 2014 are about where they should be - not discounted and not increasing
more than a few percentage points. One caveat to this general rule is, of course, that the location of a property, and its related quality of life, impacts the value. Listings The year ended on a positive note with total listings up 1.8% (27,028 units listed in 2013 vs. 26,556 in 2012). In the first quarter of 2013, the market saw double-digit decreases in listings, which precipitated a reduction in "days-on-market" (DOM) and a reduction in inventory. Through the summer and into fall, however, sellers started feeling more confident about the prices their homes would fetch on the market and listed them in greater quantities. Listings for the 3rd quarter finished 13.6% ahead of 2012. But, listings scaled back again by -8.2% in November and -6.7% in December when
compared to the number of listings the previous year. Inventory Inventory (a measure of the units currently available for sale in the market) was very tight in 2013. The average inventory level for 2012 was a bloated 11.9-months (due to distressed properties), compared to a lean 7.5-months in 2013. At the end of December there were 7,259 units available for sale, and of those 789 had an active offer on them, bringing the real inventory level down to 4.4-months. A balanced market is generally considered to be when inventory levels are about 6-months. *DOM is the length of time between the signing of a listing contract and an accepted

Mount Mary University opens Wisconsin Visual Artists art exhibit Art work from Wisconsin Visual Artists (WVA) Southeast Chapter, is on display in Mount Mary University's Marian Gallery now through Feb. 21. The exhibit is free and open to the public. The WVA exhibit was juried by Josie Osborne, director of the First-Year Program in art and design at UW-Milwaukee. The exhibit features a variety of works from artists throughout southeast Wisconsin. WVA is a not-for-profit organization made up of visual artists devoted to the support
