SMC does NOT rent properties sight unseen. You must view a rental unit with an SMC representative BEFORE you can pay a security deposit. Please Note:  The 4 numbers listed prior to the addresses are dates of when we are scheduled to receive keys from current residents. For example, “1201” would mean that the apartment or house is occupied until the 1st of December. The cleaning and maintenance process can potentially take approximately 2 to 3 weeks to complete from the key turn-in date.  Security deposits are equal to 1 month’s rent., but are not the first month’s rent.  Unless otherwise noted, apartments require a 6 month lease agreement and houses, duplexes, condos, and townhouses require a 1 year lease agreement.  Pets are not allowed in any apartments. Pets are allowed in select houses upon approval (please refer to our pet policy on the back of the listing).  House yard maintenance is completed by the resident(s).  A valid photo I.D. is required for a property tour.  Call if you have any questions or if you would like to schedule an appointment.  We do not keep a waiting list for any of our properties.  It is important to review all of the information included in this print out. ** = All utilities are paid by the resident(s). NO SHOW = Appointments will not be made to show the property. 2 WEEKS NOTICE = Outgoing resident needs 2 weeks to turn in keys from the day the apartment is rented.

SMC WELCOMES YOU TO VIEW OUR RENTAL UNITS The following information can assist you in your rental preparations.

Application    

An application does not secure an apartment/house, only a security deposit paid in full secures a rental unit. A complete application is required to proceed with the rental verification process and must be submitted with the applicable application fee within one business day of paying the security deposit, but ideally at the same time as paying the security deposit. A non-refundable application fee of $20.00 is charged to all prospective tenants (or $30.00 total for married couples) and co-signers, which covers the expense of a criminal background check and credit check; additionally we verify employment and any previous rental history. The application fee can only be paid by cash or money order. Criteria utilized for accepting or rejecting tenants:  Income verification.  Criminal history in the last 10 years (have not been arrested, convicted of or plead guilty to or no contest to possessing, dealing or manufacturing illegal drugs).  Registered sex offenders are automatically denied.  Verification of 2 references including one past landlord.  Ability to pay bills on time.  Credit Report utilizing Beacon Score ranges as follows:  700-844 Approve  650-699 Approve  600-649 Review Report  363-599 Reject  For credit scores under 600, exceptions will be:  Amount owed for medical expenses  Amount of monthly payments  Income versus debt ratio

Security Deposit  

The security deposit secures an apartment/house, pending approval, and it must be paid in full.  If the rental applicant is not approved the security deposit is refundable.  If the rental applicant is approved and elects not to take the apartment the security deposit is non-refundable. Payment plans are not permitted.

Pets  

Pets are not allowed in any SMC apartments. Pets are allowed in select SMC houses upon approval.  A pet deposit will be assessed in addition to a security deposit.  The rent will increase $50 per month per pet.

Lease Agreements  

Unless otherwise noted, apartments require a 6 month lease agreement. Unless otherwise noted, houses, duplexes, condos, and townhouses require a 1 year lease agreement.

Methods of Payment 

We accept cash, checks, and money orders.  Application fees can only be paid by cash or money order.  Unfortunately we cannot accept Canadian checks unless they are payable through an American bank.  We do not accept credit or debit cards.  We are unable to process any payments over the phone.

Move In Dates 

At SMC it is our goal to move in our incoming residents into their new homes as soon as possible. We clean and complete any necessary maintenance prior to the move in of the incoming residents. This process can potentially take approximately two to three weeks to complete depending on the condition of the rental unit once it vacates and the amount of cleaning and maintenance required. While we do try to work with incoming residents’ schedules, we cannot guarantee a specific move in date.
