AGENDA OJAI PLANNING COMMISSION Regular Meeting June 1, 2016 The regular meeting of the Ojai Planning Commission will be called to order by the Chair on Wednesday, June 1, 2016, at 6:00 p.m. in the Council Chambers of Ojai City Hall, 401 S. Ventura Street, Ojai, California. Members of the public wishing to address the Planning Commission on items appearing on the agenda are requested to complete a “speaker’s card” and file it with the Secretary prior to the start of the meeting. Cards are available in the lobby. Speakers should state their name and address for the record and limit your comments to three minutes or less. Comments must be directed to the Commission, not the audience. While Planning Commission is in session all in attendance are expected to maintain order and decorum and to obey the orders of the Chair. Matters raised at this time may be briefly discussed by the Commission, and will generally be referred to staff and/or placed on a subsequent agenda. Time Extension and modification request for Design Review Permit (DRP 05-01) an approved project for the restoration and minor additions to seven existing structures (8 dwelling units); the addition of two new units in a proposed duplex building; and the approval of circulation improvements for the property located at the Cottages Among the Flowers at 312, 312A-F, and 314B W. Aliso Street, Ojai, California, Assessor’s Parcel Number 020-0-201-210. The General Plan Land Use designation of the property is Medium High Density Residential (MHR) and the Zoning classification of the property is Multiple-

Family Residential (R-2). An Environmental Impact Report was prepared and approved pursuant to the California Environmental Quality Act. This extension is categorically exempt pursuant to the California Environmental Quality Act. Property Owner: Matilija Investments. Recommendation: Grant a 36 month time extension for Design Review Permit (DRP) 05-01, and approve requested modifications to the approved site plan and existing dwelling units for the Cottages in the Flowers project. 2.

Design Review Permit (DRP 16-01) for a modification to Design Review Permit (DRP 1309) approved by the Planning Commission on September 4, 2013 for construction of a second-story addition and residence remodel to a single-family residence located at 601 Crestview Drive, Ojai, California, Assessor’s Parcel Number: 023-0-081-400. The General Plan designation for the property is Medium Density Residential (3-4 du/ac). The Zoning Classification of the property is Single-Family Residential (R-1). A Categorical Exemption has been prepared pursuant to the California Environmental Quality Act. Property Owner: Ernest Roide. Architect: Mark Shellnut, AIA, Architect. Representative: Craig Young. Recommendations: 1. Conduct a Public Hearing; and 2. Adopt PC Resolution approving Design Review Permit DRP 16-01 for a modification to a DRP 13-09 subject to the findings and conditions of approval.

Discussion Items 3. Concept Review (CR 16-02) for the construction of two new structures and a tennis court located at 1010 Foothill Road. Assessor’s Parcel Numbers 020-0-030-060. The General Plan Land Use designation of the property is Low Density Residential (LR) and Zoning classification of the property is Single-Family Residential, Low Density (R-O-1). No environmental has been conducted on this project as it is a concept review. Property Owner/Applicant: Ramin Shamshiri. Representative: Bruce Bolander, Architect. Recommendation: Provide the applicant with comments on the proposed project. 4.

Concept Review (CR 16-05) for the addition of a second story to an existing single story, single-family residence located at 402 N Blanche Street. Assessor’s Parcel Numbers 021-0063-120. The General Plan Land Use designation and Zoning classification of the property is Village Mixed Use (VMU). No environmental has been conducted on this project as it is a concept review.
