Options Regarding Property: o Option #1 – Sell land ▪ Land is most valuable to a church buyer due to CUP (specifically for construction of a church) ▪ Land is less valuable to any other kind of buyer ▪ Unless some large business entity chose to pay for zoning and permitting changes for a different use – long shot o Option #2 – Allow CUP to lapse and do nothing at this time ▪ Would have to re-apply for new CUP ▪ Begin capital campaign to raise money for down payment to build o Option #3 – Pay approx. $100,000 to meet October deadline under current CUP extension ▪ Current CUP requirements would then apply ▪ Begin Capital campaign and also start church building •

Would need to be completed within 18months

▪ Debt service would be over $400,000 – Not an option with current amount of giving and our current budget o Option #4 – Seek CUP amendment mentioned above and build a small standalone building for office space / ministry services, etc., but not Sunday Services ▪ Would satisfy our current CUP requirements ▪ We would have a building to meet at on our land ▪ Would need to expand the building for Sunday Services later ▪ Begin a building campaign for the add on portion as well
 Looking at these several options, #2 and #4 seemed the strongest possibilities from a sound financial point of view. Updates:

April 2016

In consultation with Pierce County and experts. We have received recommendations to pursue the following two actions: (1) Explore the possibility of constructing an approx. 10,000 s.f. building as Phase 1, with additional phases over a period of years. This smaller Phase 1 building would serve as office and educational space. (2) For extended phasing, High Pointe will apply to Pierce County for a major amendment to the Conditional Use Permit.

The Elder Team will met with architect and engineering consultants to evaluate and prepare for the recommendations received in April. The architectural firm AustinCina has been hired, along with AKC Engineering, to prepare plans for a 10,000 s.f. building as Phase 1 and apply to Pierce County for a major amendment to the Conditional Use Permit to allow for additional phases over a period of years.

September 2016

Our architects have completed conceptual drawings of the phased project and we have had a wetland biologist review the current status of wetlands on the property. On September 30, 2016, our consultants submitted to Pierce County the above-referenced request for a major amendment to the Conditional Use Permit.
