Information and Application Form Dear Applicant, Thank you for contacting Marpole Terrace Housing Co-op. We are sending you some information about our co-op, an income verification form, an application form and a personal information protection agreement form. Please complete all forms and return them to us with a cheque or money order for $10.00. This fee is required in order for us to process your application. The fee is non-refundable. We will keep your application form in our active file for six months. If after six months you are still interested in our co-op, please let us know by sending us a note or postcard. If any of your information has changed during the six months (e.g. address, phone number or family size), please let us know. LOCATION Marpole Terrace Housing Co-op is located at the corner of SW Marine Drive and West 71 st Ave, which is one block west of Granville and 71 st close to bus stops. The south-facing side of the co-op looks onto a small park with an adventure playground including swings, slide and sandbox, basketball net and small court, walkways, shrubs, several large trees and a grassed area. The Marpole Heritage House Museum is being restored beside the park and facing SW Marine. West 71st is a cul-de-sac where the younger children often play hockey after school. SW Marine Drive is a very busy road during fall, winter and spring as UBC students, shoppers to and from Richmond and Vancouver airport users, travel on it regularly. During the summer months the traffic is somewhat reduced. The co-op has units facing north over a private condominium and east over the alley looking onto Marine Court Co-op. The units facing west on SW Marine Drive are across the street from David Wetherow Co-op. We are one of several family oriented co-ops in this part of Marpole. Our Co-op is in an area called the Marpole Triangle, which were once all single family dwellings. In the last 15 years it has changed to an area of mostly low-rise multi-unit dwellings which are either co-ops or condominiums with a few apartments and private homes. STATISTICS Marpole Terrace Housing Co-op has 39 units.    

8 one-bedroom units - 6 one-level flats and 2 two-levels. 20 two-bedroom units – 4 flats and 16 two-level townhouses 11 three-bedroom units - all townhouses 9 adapted units for people with disabilities – 6 two-bedroom and 3 three-bedroom

Of the total 39 units 8 have their own mailbox and outdoor access. These 8 units are all located on West 71st facing the park. Of the remaining 31 units, 8 have their own outdoor

access branching off from the inner courtyard while the rest have park access, like apartments, via a security door with buzzer system off SW Marine Drive. Those 31 units receive their mail via post boxes near the elevator. All 39 units are represented on the intercom system at the main security entrance. The co-op tries to maintain a fair mix of family units: singles/married, teens/toddlers, young/middle/elderly from a variety of multicultural and ethnic backgrounds and is happy to accommodate a number of people with varying disabilities. However, these numbers vary as with all co-ops. Financial Information To become a member and therefore co-owner of the co-op, it is necessary to buy a share or shares in the co-operative. These shares do not give dividends. The interest gained from them becomes co-op income and is used for co-op maintenance. The share purchase is also used as a security deposit, which is refundable when a member leaves – subject to any arrears, or repair costs for which the member is responsible. Each month members pay a housing charge to cover the mortgage payment and some operating costs. Some long-time members on lower incomes receive grandfathered subsidies. However, subsidy support by the CMHC has been decreasing and the Co-op has been unable to provide new subsidies to members for a number of years, nor is it likely to be able to do so in the foreseeable future. Housing charges rise a few percent every September as approved by the membership after (2017 to 2017) 2018) the costs per unit at Marpole discussion at a GM. Note: The market housing charge is the highest any member will pay, which is meant to be comparable to the lowest rental accommodations in the surrounding neighborhood. Our co-op has experienced some difficulties in keeping market housing charges down, but please remember this monthly payment also included hot water expenses (in heating and washing) so hydro bills are low. Operating Information A housing co-operative is organized much like a non-profit society. That is, it exists to provide certain benefits to its members and not engage in business activities designed to produce a return to those holding shares. Members in a co-op buy shares, which gives them coownership in the co-op. This co-ownership means each member is responsible to attend and vote at general meetings. To participate in the up-keep (maintenance rota) of common areas as well as their own units and to be part of a committee dealing with the running of the co-op. Members vote for a rotating Board of Directors yearly. The Board appoints liaisons for the 3 main committees to attend their monthly meetings and advise the board according.

General Membership Meetings The Board of Directors usually calls a general meeting 4 times a year. These meetings are held to allow all members to be fully informed of the co-op’s affairs and to give them the opportunity to direct the affairs of the co-op. All members are expected to attend these meetings unless they inform the Board in advance of any prior commitment. Minutes of all meetings held in the co-op are posted in the common room to keep all members abreast of what is going on. Co-ownership The member residing in the co-op at any given time collectively own and control the co-op. The Co-op Act is the legal authority under which we as co-owners operate. Violation of this act can result in withdrawal of subsidy, legal action against the directors and/or the co-op or ultimately the closure of the co-op. The co-operative owns responsibility of administering the co-ops financial and non-financial affairs to prevent undue housing charge increases and bad building management so the co-op can continue to provide affordable accommodation to people for decades to come. Committees The members elect the Board of Directors annually to manage the day-to-day business of the co-op. The committees are formed to carry out specific tasks delegated to guidelines and to ensure all committees are run correctly. The Directors receive reports from the committees and them make decisions (within their power) and/or make recommendations to the General membership. Members assist the co-op, share the workload and gain useful experience for themselves by participating in committee work. At present our co-op has the following main committees – Finance, Membership, Maintenance, Social and Gardening. Able bodied members are also required to contribute 3 hours per month on the Maintenance Rota to assist in the general upkeep of the co-op. All members are encouraged to attend workshops (all expenses paid) put on by the Co-operative Housing Federation of BC (CHFBC) so the co-op has some resource people to turn to for help. Prospective members do not need specific skill to be on a committee, just a willingness to help with manual/work and to offer ideas and opinions.
