Funds Holder agrees to disburse said funds only after checks received have cleared the maker's bank and only with written direction for parties involved in the transaction. Such direction shall be in compliance with the purchase agreement signed by buyer and seller which accompanies said deposit together with any addendums and lender instructions. Funds Holder agrees to provide Broker with a receipt showing the date and the amount of any funds received by Funds Holder, as well as the party from whom the funds were received.
