Event แนวโน้มธุรกิจนิคมอุตสาหกรรม
เนื่องจากมีสัญญาณหลายตัวชี้ ว่าวัฏจักรการลงทุนของไทยกาลัง จะกลับมาเป็ นขาขึ้นอี กครั้ ง เราจึ งคาดว่าผูป้ ระกอบการนิ คม อุตสาหกรรมน่าจะได้อานิสงส์ไปด้วย ในขณะที่ผปู ้ ระกอบการที่ มี recurring และ non-recurring income ที่มีความสมดุลกันจะ ช่ วยส่ งผลให้ ความผันผวนของก าไรน้อ ยลงในช่ ว งที่ ว ฏั จัก ร ธุ รกิจชะลอตัว เรายังคงให้น้ าหนักหุ ้นกลุ่มนิ คมฯที่Overweight และเลื อก WHA เป็ นหุ ้ นเด่ นในกลุ่ มโดยให้ ราคาเป้ าหมายปี 2561 ที่ 4.60 บาทเนื่ องจาก i) พอร์ ตรายได้มีความสมดุ ลโดยมี รายได้แบบrecurring income 45% และอีก 55% เป็ นรายได้แบบ non-recurring income ii) 90% ของที่ดินเปล่า (~8,800 ไร่ ) อยูใ่ น จังหวัดระยองซึ่ งเป็ นจังหวัดที่มีการยืน่ ขอและได้รับอนุ มตั ิสิทธิ ประโยชน์ BOI มากที่สุด iii) โครงการโครงสร้ างพื้นฐานส่ วน ใหญ่ อย่างเช่ นรถไฟความเร็ วสู งและมาบตาพุ ดเฟสที่ 3 ล้วน ตั้งอยู่ที่ จ ังหวัดระยองซึ่ งจะช่ วยอ านวยความสะดวกด้านการ ขนส่ ง แล ะหนุ นความต้องการใช้ที่ดินในจังหวัด iv) ขยายธุ รกิจ ไฟฟ้ าด้วยการเพิ่มโรงไฟฟ้ าอีกหกโรง (4 โรงใน 2H60 และอีก 2 โรงใน 1Q61) ซึ่ งจะท าให้ ก าลั ง การผลิ ต รวมเพิ่ ม ขึ้ นเป็ น 511MWe v) พื้นที่ปล่อยเช่า 677,000 ตรม. จะช่ วยสร้าง recurring income ให้บริ ษทั
lmpact ผลประกอบการในไตรมาสที่ 4/60 มีความแตกต่ างกัน ผลประกอบการของหุ้นนิคมอุตสาหกรรมที่ KGI ดูแลอยู่ (AMATA*, TICON, และ WHA*) ออกมา แตกต่างกันไปใน 4Q60 โดยมีแค่ TICON เท่านั้นที่กาไรโตทั้ง YoY และQoQใน 4Q60 และยังโต YoY ในปี 2560 ด้วย ซึ่งสาเหตุสาคัญมาจาก occupancy rate ที่สูงขึ้น และค่าใช้จ่ายดอกเบี้ยที่ลดลง FDI ของประเทศไทยผ่ านจุดต่าสุ ดไปแล้ว และสัดส่ วน FDI ของไทยก็กาลังเพิม่ ขึน้ UNCTAD รายงาน Global FDI ลดลง 16% ในปี 2560 เหลือ US$1.520 ล้านล้าน และนาโดยประเทศ พัฒนาแล้ว แต่อย่างไรก็ตาม สัดส่ วน FDI ของประเทศไทยเพิ่มขึ้นจาก 0.2% เป็ น 0.5% ใกล้เคียงกับ ค่าเฉลี่ย 10 ปี ย้อนหลังที่ 0.6% โดย FDI ของไทยอยูท่ ี่ US$8,020 ล้านในปี 2560 เพิ่มขึ้นเกือบสามเท่า จาก US$3,063 ล้านในปี 2559 ซึ่งเป็ นสัญญาณที่ชดั เจนว่าผ่านจุดต่าสุดไปแล้ว ยอดขอ และอนุมัติสิทธิประโยชน์ BOI เพิม่ ขึน้ โดยจานวนโครงการในจังหวัดระยองเพิม่ ขึน้ โดดเด่น ยอดขอสิ ทธิประโยชน์ BOI ฟื้ นตัวขึ้นใน 4Q60 โดยบริ ษทั จากญี่ปนมี ุ่ จานวนสูงเป็ นอันดับหนึ่ง สาหรับ ในพื้นที่เป้ าหมายของนโยบาย EEC(ชลบุรี, ระยอง และฉะเชิงเทรา)มีการขอ และอนุมตั ิสิทธิประโยชน์ BOI เพื่อโครงการในจังหวัดระยองสูงที่สุด WHA จะได้ประโยชน์ เนื่องจาก 90% ของที่ดนิ เปล่ าของบริษทั อยู่ในพืน้ ที่จังหวัดระยอง จากยอดขอและอนุมตั ิสิทธิประโยชน์ BOI ที่สูงอย่างโดดเด่นของโครงการที่จงั หวัดระยอง บวกกับ โครงการโครงสร้างพื้นฐานที่เกี่ยวข้อง (ซึ่งตั้งอยูใ่ นจังหวัดระยอง) ทาให้เราคาดว่า WHA น่าจะได้ อานิสงส์ เนื่องจาก 90% ของที่ดินเปล่าของบริ ษทั ตั้งอยูใ่ นจังหวัดระยอง พอร์ ตธุรกิจของ WHA มีความสมดุล ซึ่งช่ วยลดความผันผวนจากวัฏจักรธุรกิจ ตามวัฏจักรธุรกิจนิ คมอุตสาหกรรม กาไรของบริ ษทั อาจจะผันผวนตามการแกว่งตัวของยอดโอนที่ดิน ดังนั้น รายได้ประจาจะเป็ นส่วนที่ช่วยลดความเสี่ ยงประเภทนี้ได้ เรามองว่าพอร์ ตธุรกิจของ WHA มี ความสมดุล โดยธุรกิจโรงไฟฟ้ ายังคงเป็ นกลุ่มนาที่จะหนุนผลการดาเนิ นงานใน 2Q61 เนื่ องจากกาลัง การผลิตเพิ่มขึ้นอีก 33% จาก 2Q60 ในขณะที่ AMATA จะโตน้อยกว่าที่ 19% ใน 2Q61 นอกจากนี้ ธุรกิจ ให้เช่าพื้นที่ก็ยงั เป็ นอีกหนึ่ งของรายได้ประจา โดยบริ ษทั มีพ้นื ที่ปล่อยเช่าถึง 677,000 ตรม. เมื่อเทียบกับ AMATA ที่ 175,000 ตรม. และ TICON ที่ 1.2 ล้าน ตรม.
