Has any roof maintenance been done and if so, when and what company did the work? What type of roof do you have (shake, slate, tile, asphalt shingle, composite, architectural shingle, etc.)? When was the last time your chimney was cleaned and inspected? Last time gutters were cleaned? Do all gutters have downspout extenders? -

Is there a battery backup? Do you have a radon mitigation system installed in the house? Is it functioning properly? Do you now, or have you had, polybutylene piping inside or coming to the house? Have you had it replaced and if so, when and by whom? Do you have a finished, partially finished, or unfinished basement? Is there a door that leads from the basement to the outside? If so, is it a walkout (ground level) or are there stairs? Is there a bathroom, half bath or rough-in for a bath in the basement?

Are there any signs of moisture, mold or water penetration in the finished or unfinished basement, cellar or crawl space of your home? Have you ever had these areas treated? If so, what was done and when? Was the work warranted? For how long? Is the water heater gas or electric? Age? Do you know the size (gallons)? HVAC system: Heat pump, gas furnace or oil heat? If oil, who is your supplier? Age? Single zone, dual or additional zones? Do you have ceiling fans and if so, in which rooms? Do you have a programmable thermostat? Do you have smoke detectors on all levels and are they in proper working order? How old are they? 2

If you have any systems or appliances using natural gas in the house (cooking, furnace, water heater, etc.), then do you have carbon monoxide detectors on all levels of your home? How many amps of electricity do you have in your main distribution panel(s)? 60, 100, 200, 2/200, (400)? Do you have an alarm system in the house and if so, who is your service plan with? Do you have an attic and if so, how is it accessed (permanent stairs, scuttle or pull down stairs)? Do you use it to store items?

When was the last time you went in to the attic to check for roof leaks, infestation, etc? Do you have any skylights, bay windows, storm doors, sliding glass doors, or pocket doors in the house and if so, which rooms? Are all windows in proper working order (stay up and close/lock as intended)? Have any of the windows been replaced and if so, when? Are any windows cracked? Are all screens present? Are the windows in good repair? Are all screens installed?

If any screens are in disrepair, please re-screen prior to listing.

If you have a sliding glass door, does it open, close and lock as intended? Do you have a fireplace? How many? Is it/are they gas, wood burning, pellet stove or insert? Last time chimney was cleaned if wood burning? Do you have a mantel above the fireplace? Fireplace screen or glass doors? Which of the following do you have: 6-panel, raised 2 panel or flat doors on the interior doors of your home? Do you have crown molding and if so, which rooms? Chair rail? Does water leak from the shower/tub diverter, preventing water from fully flowing to the shower head when intended? -

If so, please correct.

Is/Are the tub faucet(s) loose, at all? If so, please correct (or have licensed plumber do so) and then caulk, ensuring snug attached without movement.

Are all toilets secured snugly to the floor? -

If not, please secure ensuring no movement and ensuring that caps are secured over each bolt.

Do all toilets flush appropriately? Does the flapper assembly need to be replaced? Do you have any recessed, pendant, wall sconces or other specialty lighting and if so, in what rooms? Please make certain ALL light bulbs are in working order.

Do all outlets in the house function properly? Do you have GFCI outlets near all water sources (bathrooms, laundry area and all kitchen outlets, for example), in the garage and at all exterior outlets? Are you intending on removing anything that is currently attached, such as chandeliers, wall sconces, outlet covers, etc. from the house prior to selling? If so, what items? 4

Who are your service providers (name of company) for electric? Gas? Water? Cable? Average monthly cost: for electric? Gas? Water? Cable? Do you have service plans on any appliances, systems of the house or anything else that would be pertinent?

Please make plans to remove or replace anything prior to your home actually being listed, as the one item that you will want to keep may /will be the one item that the buyer can’t live without!!
