Clubhouse Usage: Thoughts to Ponder By Steve Tribbey & Fern Tribbey Whether you are a part-time or full-time ACL resident, whether you stay in the campground or own a home here, or you own a lot for access to the ACL amenities, the Clubhouse is an important piece of our lives here at Apple Canyon Lake. To fully understand the amount of programming that takes place in the clubhouse, take a moment to scan through the following list. Check off any activities in which you may have participated.

Realizing we currently have limited capacity for all scheduled functions, would you utilize the clubhouse more frequently if it could accommodate additional amenity offerings? One of the factors that complicate the scheduling of the Clubhouse activities is the set-up and tear-down for any event or meeting. Frequently, the set-up must be done the day or evening before an event, and then this precludes the use of the activity room for any other purpose on that previous day/evening. The constant set-ups and tear-downs cause wear and tear on the furnishings. Ask yourself these questions: o If the Clubhouse had an inviting, comfortable sitting area with free Wifi, would you use this area? o If the Clubhouse had outside deck overlooking the lake with an inviting, comfortable sitting area, would you use this area? o If the Clubhouse had a room or area with books and family games that could be read, played, or borrowed, would you use this area? o If the Clubhouse area had a fitness room with a selection of cardio and weight equipment, would you use these facilities? o If the Clubhouse offered professional services on rotating days of the week, (anything is possible, ex: health care, massage, chiropractic), would you take advantage of these services? o Would a new clubhouse be beneficial, not only to meet our current and future needs, but potentially help with the first impression of ACL for future land and home buyers? o Do you believe in “curb appeal” and feel it makes a difference in your property values?
One fact to keep in mind with the current Clubhouse is that this building is 49-years-old. The Board of Directors is projecting annual expenses related to routine maintenance, updating and upgrading, repairs and replacement of aging structural and mechanical systems to be around $100,000/year. Recall, we just replaced the roof and front doors. At the end of ten years ACL will have spent one million dollars and we will still have an aging, deteriorating building that will only further not meet our needs for space and amenities. We will still have to build a new Clubhouse. We are reminded of the ACLPOA Mission Statement plaque in the front foyer of the clubhouse, The ACLPOA Board of Directors shall act in a fiscally responsible manner while exercising all powers and authority vested in the Association, so as to preserve its values and amenities and promote health, safety and welfare, for the common
benefit and enjoyment of its membership while maintaining its not-for-profit status. It is important that we support this project for the Clubhouse Area Master Plan and take the necessary steps to create an area that will better serve our membership for years to come.
