Dear Chris Thanasis Raptis at 333 Collins Street, Melbourne We acknowledge receipt of your letters of 4 January 2016 and 8 January 2016. It appears that your client has not yet taken up our client’s offer of assistance in our letters of 17, 22 and 24 December 2015 but instead has sent to us (in company with numerous others) a copy of a report which he commissioned from Chris Ritsikos of SDP Consulting (Aust) Pty Ltd. There is no dispute that the air-flow from the canopy above the pizza oven is unsatisfactory. The SDP report contains the recommendation that the existing fan be replaced; however, that may not be necessary if the problem is simply a blockage in the exhaust duct or damper. In the absence of any other specific request by your client, we are instructed to repeat our client’s offer to have the landlord’s contractor attend at the premises to open up (and clean) the duct and ensure that it and the damper within it is fully functional all at the landlord’s own expense.
