Position Description:
The primary purpose of Facilities is to provide a safe, comfortable, clean, functional, sustainable environment for our students, faculty, staff, and visitors.
Under the supervision of the Vice President of Administrative Services, the Director of Facilities primary responsibility is the care and maintenance of the college grounds and physical plant. Supervision Provides management of facilities; managing, planning and administering plant operations; responsible for supervising unskilled to highly skilled trades work including but not limited to HVAC, electrical, plumbing, carpentry, masonry, and painting; work supervised includes maintenance, repair, replacement, fabrication, installation, alteration, construction and design of facility components requiring the application and management of skills in planning, problem-solving, attention to detail, teamwork, communication and adherence to safety; plans, organizes, assigns, prioritizes, supervises, reviews and evaluates the work of managers and staff; provides technical direction to facility sites; manages custodial services and aids in surplus property disposal process; exercises accountability for function activity and related decisions; the incumbent in this position may also perform skilled trades work; supervisory tasks range from single trades to the supervision of multiple trades in a physical plant operation; this position is generally responsible for hiring, training, disciplining, and conducting and performance management for employees; responsible for setting mid-to long-range maintenance goals and objectives and prioritize activities and tasks for tactical strategic planning to occur; prepares alternative plans to meet changing conditions and ensures timely task accomplishments and coordinates a wide variety of facility maintenance operational, diagnostic, and repair services. Project Management Provides oversight for project(s) and all related activities in that setting to include quality assurance and safety; ability to coordinate and manage facilities, equipment, supplies and related resources as necessary for the project; ability to monitor environmental risks, if any and quality controls. Establishes a set of tasks and activities associated with an intended outcome and timeline. Ensures actions are performed and/or implemented to achieve the results of the project; develops, plans and initiates physical plant maintenance and repair projects; oversees building and grounds remodeling and major maintenance projects and will be responsible for leading a team that coordinates these projects; provides information for successful competitive bidding to occur and will be involved in soliciting quotes for projects; coordinates construction activity with staff and contractors; serves as liaison with architects, engineers, contractors and vendors; represents the assigned department function to the public, other agencies and partners; responds to/resolves difficult or complex inquiries and complaints; works to assist with projects on campus including managing facilities staff and tasks for events for the College and community events. Human Resources Management Assists with the recruitment, selection, development, counseling, discipline, and evaluation and performance of employees to retain a diverse workforce; administers and ensures compliance with human resources policies and procedures. Observes and assesses work and provide feedback. Develops knowledge, skills, and abilities of employees. Plans for and supports employees in career development opportunities. Motivates and engages employees through effective communication. Maintenance Performs preventive maintenance on all plant equipment, repairs plant equipment, such as air conditioning units, boilers, compressors, etc… Maintains plant inventory and order required supplies, and supervises minor construction projects; oversees the development and implementation of programs, policies and procedures; develops and coordinates preventative maintenance program and activities, energy conservation and training programs and maintains compliance with applicable codes and regulations; evaluates, modifies and implements work practices for maximum efficiency. Safety and Health Management Ensures building security and safety, supervises mail deliveries to and from the college. Establishes a culture of safety for employees and ensures that work processes are free from safety and health hazards, employees are properly trained and programs are in place to ensure safety. Ensures that overall safety program objectives are met, including third party coordination (e.g., OSHA, DOL, DOI). Financial Management Prepares, manages and administers multiple budgets; monitors and approves expenditures; aids Vice President of Administrative Services with the administration and overseeing of contracts and procurement activities; serves as knowledge expert in area of assignment, overseeing, reviewing and providing analyses and recommendations regarding function-specific and district-wide issues; attends, convenes and/or facilitates meetings; proficient in use of e-mail and Microsoft Office (Word, Excel). Participates on college committees; other duties as assigned. Qualifications Required:
Required: MINIMUM TRAINING & EXPERIENCE High school diploma or equivalency and two years of experience in trade(s) areas assigned; or equivalent combination of training and experience. Preferred: bachelor’s degree in engineering, architecture, construction management or related field. Technical trade licenses for related fields. Three or more years of experience in trade(s) areas. Experience and/or certification(s) in project management. Physical Requirements:
Bending stooping, kneeling, and reaching. Frequent use of ladders and stairs. Ability to operate dangerous equipment.

Ability to work outside of normal business hours. Exposure to various temperature extremes. Ability to lift over 50 pounds Reaching both high and low. Constantly requires speaking clearly, hearing, and seeing.
Equipment Requirement:
Must be able to operate office equipment such as personal computer, fax machine, photocopier, etc. This employee must be able to operate an automobile, as the ability to drive and travel is an expected part of the job.
