Your Local Cumberland Real Estate Update It’s hard to believe that summer has come to a close and we are already heading into fall! It seems like just yesterday I was giving the 2014 Cumberland Market Summary and now here we are more than two thirds of the way through 2015. It’s been a busy year in our little town and the local real estate market has been no different. Looking at the single family home statistics from January 1 - August 31, 2015 there are some interesting numbers that stand out. In the first 8 months we've seen 53 houses sell so far in town while at the same time last year only 48 had sold. One of the more drastic changes in the statistics is the amount of listings we’ve seen thus far, as only 56 houses have been listed on MLS® compared to 85 that had been listed by the end of August last year which represents a - 34% change in inventory! The good news is that we’ve seen 95% of the houses that did hit the market this year actually sell, where as last year only 56% of the listings were successful in selling. Based on those inventory levels and the strong list to sell rate it's surprising that the average price is currently sitting slightly lower than last year now at $295,105 versus $301,468 by the end of August 2014. Initially the average house price being slightly down is a little shocking as the market has been busy with sales and not saturated with inventory. When you do a little digging and consider that by the end of August last year we had already seen four homes sell for over $450,000 and right now there are only three homes even listed at over $450,000 in Cumberland, it makes a little more sense. Personally I have seen pockets in Cumberland increase in value this year based off of certain sales and I don’t know that the average price accurately reflects what pricing is doing across the board in Cumberland. Although small, Cumberland has many sub areas and a wide variety of home styles to choose from, which is why the average sale price should be taken with a grain of salt. The air outside was crisp, with just a hint of autumn in it. The odd leaf crunched underfoot as I rounded the corner of my yard. As I opened my gate I was met first by a half empty bean can. Next came a macaroni box half shredded, and then a sea of unidentifiable wrappers. Upon this plastic sea sailed a diaper, plump and full and leaking. The remnants of a garbage bag were scattered here and there, and it was clear that one (or many) bears had had a wild time with someone else’s garbage in my driveway. I ranted and raved while I cleaned up the mess. I thought about carrying the garbage door to door and demanding to know who was responsible for it. Instead, I’m hopeful that a little public shaming will do its work. Please secure your garbage, and recycle your bean cans, or I will find you and dump your garbage on your porch. Thanks!

What a great summer we’ve had. It’s amazing how quick the weather can change into Fall. See it happening in the trees, the flowers, the increase in wildlife around the Village and the cooler weather. Well it is also the time we shut down the air conditioners and close up the windows. As we turn up the heat please start thinking of fire safety in the home. First we need to check that our Smoke Alarms and Carbon Dioxide Alarms are working and that batteries are in good shape and the alarms are clean. Take the time to lightly vacuum them out to keep them in good working order. We need to practice our fire safety plan with our children and also our elderly relations or parents. They may need help getting prepared for the fall and winter conditions. As we turn the heat up or put more wood on the fire we need to be always thinking fire safety. Have we had our Furnace or the Gas Fireplace serviced? Make sure they are in good working condition. Have our chimney and wood stoves been cleaned and pipes checked? Do we have good, dry fire wood? Many people have baseboard heaters and they also need to be checked as things over the Summer may have gotten stuck in them; like kids plastic toys or socks or other flammables. Also our plug-in heaters need some special attention. We need to make sure that there is nothing around these devices and look for things that could fall on them or be pushed up against these devices. We have had a few fires where materials have fallen on or been pushed up against radiant heating devices that will cause fire. We need to be aware of our Power sources too. Make sure we are not abusing our electrical system in our homes by plugging in heaters and overloading plug ins or using poor condition extension cords. These two actions can easily cause overheating or cause a fire. Some other Fire Hazards to look for in your home are focused around your large appliances. Make sure your dryer vent is clean and also behind the dryer. Dryer lint is extremely flammable and has caused many fires. Also you need to check your screen to make sure it is clean. It needs to be washed now and again and you can check it by putting it under the tap. If water is trapped on top of it you need to wash it with hot soapy water so that it will not hold water. Hot water tanks, some gas and some electric, need to also be checked for safety. Don’t store things on top or too close to them. They are a heating device and need to stand alone and clear of combustibles. We might be moving B-B-Q’s back onto the deck or close to the house for the winter but please make sure they are moved away from the house before use and that the lid is open when we light them. Also interior Garage Doors that you use to enter the home, please make sure that they are closing properly with a good seal as you can have car exhaust entering the residence if there not closing tight. Finally check your Fire Extinguisher. Hopefully you’ll never need it, but it is always a good idea to have one ready. These are all important reminders to keep us all safe and warm this Fall. A big congratulations to our local youth film makers Maya Willard-Stepan, Tao Werner and Kaya Fox for having their stop motion animation film “Charlie” in this year’s Vancouver international film festival. Their film will screen with 19 other youth films from around the world through the Reel Youth program. Thank you to the Cumberland Community Youth center for bringing Reel Youth film festival to our community and giving these three an experience of a lifetime.

The Union Bay Community Club and the Union Bay Historical Society will present two musical shows entitled “LET’S ALL GO TO THE MUSIC HALL!” in honour of Janette and Doug Geidt.
