Karl Zechmeister RE: Rules Intro.docx
These rules were not passed at our latest board meeting as they were judged to be duplicates of what already existed. . From: Karl Zechmeister [mailto:[email protected]] Sent: Tuesday, August 23, 2016 10:09 AM To: [email protected] Subject: Re: Rules Intro.docx Hi Phil,
Also at your next directors meeting could you discuss adopting the following as a regulations. 1. "No wet swimwear is to be worn in the hallways or corridors and elevators" The reason it would be good to have this regulation is that many times there are water puddles in the elevators and no one is sure whether its dog pee or water and the supers have to clean up . 2. "At no time are co-owners to stop or park in the outdoor parking spots marked "VISITORS PARKING" The reason is obvious. Karl
Proposal Regarding Supers We have the following requests from the supers: 1. Allow access to the pool and exercise room in off hours 2. To have only one super available in the evenings for emergencies. This would be similar to what we have on weekends. We are considering an alternate structure for our supers. We will not rush this structure into place but only phase it in when one of our couples leaves us.

I think this could work. I think it is time to stop co-owners from dumping large items in the garages. Karl ----- Original Message ----From: Philip Share To: 'Karl Zechmeister' Cc: 'Diane Patenaude' ; 'Board of Directors' Sent: Wednesday, September 14, 2016 7:00 AM Subject: RE: Idea for Another Regulation
Karl, We adopted the following regulation: " All large items (Mattress, Fridge , Stove , T.V etc. are to be disposed of by co-owners and not left in the garages. Should you wish to leave such items in the garages and have the supers dispose of them, you must agree in advance to an appropriate fee to be paid to the supers.” The directors believed that $50 may be excessive or not enough in certain cases and so an appropriate fee should be negotiated with the super accordingly.

" All large items ( Matresses, Fridge , Stove , T.V etc.are to be disposed of by co-owners and not left in the garages. Should you wish to leave the items in the garages and have the supers dispose of them, there will be a charge of $50.00". I would like to see the money be given to the supers. This would also provide extra income for the supers. It is ridicoulous for c-oowners to expect the supers to lift these heavy items into the garbage bins without being compensated. Karl

To The Borad of Directors and Administration Office, As per your request asking co-owners to provide feedback before 11:59 pm, Monday, September, 19th , 2016 as to what needs immediate attention in 11111 Cavendish, and should be made a point on this year's agenda, here is my reply: The public and exclusive ventillation systems (air ducts) need immediate attention by the Board of Directors. A professional cleaning crew specialized in this domain should be hired to clean the ventillation systems effectively. This is in pursuant to Article. 6.15, paragraph 2 in our Condo Bylaws. With respect to the exclusive (private areas) air ducts, the Bylaws ( art. 6.15) also state that certain ventillation systems may be considered as public if they are attached to the public system. However, should the co-owners' ventillation system be considered private and the responsibilty of said owner, it is still imperative that these systems be cleaned by professionals. The administration can therefore endeavour to find the best company to service us all at a reasonable rate.

To be presented to the general meeting Sept 19 2016 because last years meeting had approximately15 condos present .And this was enough to have a meeting due to that you were able to submit a permanent proxy which I was in favour of. I think this gave an impression that you did not have to attend I PROPOSE; That unless there is at leas25% condo owners We withdraw the permanent proxy rule This might entice more owners to be present where there input is important Please note that there proxies can still be used as prescribed by our DCO Thank you, Mendy Waxman Apt 506 Ph1
September, 19, j2016 Please add my suggestion request to the Lers cascades,AGM 2016 My dear fellow Co-owners of pH 2
Concerning: PAINTING, a different color il1our LOBEty The re-painting of our beautiful and matching green Decor irr our Lobby pH 2, which had been done about 10 years ago by a professi
object and so do many other co-owners in Ph 2, to the intendecl changing of the existing Decor and re-painting tlre Lobby with an off-bright color, which does not make much sensr3. I
We have many green floor tiles and gr,een plants which is in harmonization with the present green looking Dercor!
What needs to tle done in our Lobby is to get new furniture, change the carpert piece and let's bring back the proper bright lighting we used to lhave. lt will make then quite a difference. I must remind the Directors and Manager, that there was never any mentioning in writing anywhere I know off, that the Lobby should be repainlled, except to re-paint all corridors and new carpeting in the hallways.
A Lobby is a Lohby and not a hallway (corridor). As a co-owner of #1103, please agree and support my recluest that our Lobby must not be re-painted in a hospital like off-bright color. Thanks-Merci Dieter Kroos
